Boca Grande
Old Florida, kept on purpose.
Boca Grande is the historic village at the south end of Gasparilla Island, a barrier island on Florida's southwest Gulf coast reached by a single tolled causeway from Placida. It is a real, year-round and seasonal community — not a resort — built around the Pass, the lighthouse, and a low-density way of living that residents have protected for generations.
Boca Grande doesn't chase the market — the market comes to Boca Grande. Protected by the Gasparilla Island Conservation District, the island has stayed deliberately small: banyan-lined lanes, a historic lighthouse at the Pass, and a community that trades homes by relationship long before a sign reaches a yard.
New construction here is a different animal: elevated, impact-rated, built to the latest hurricane code, and finished in a coastal-contemporary language that respects the island's character. Single-family pricing runs roughly $2.4M to north of $16M, with the rarest inventory — gulf-front and walk-to-the-Pass — rarely public at all.

New construction here favors the people who actually use the water: oversized lots, private docks and lifts, and modern coastal homes built to current code. It's the value play for buyers who want Boca Grande's water without Boca Grande's premium.

It's a mixed, real community: single-family new construction, intracoastal homes with boat lifts, and beachfront condos, all within reach of Englewood Beach. The value-to-coast ratio is the best on this stretch.

Wellen Park
A whole town, built around the water.
Wellen Park is the newest way to live on this coast: a master-planned town wrapped around an 80-acre lake, with its own walkable Downtown Wellen, miles of trails, and the Atlanta Braves' CoolToday Park spring-training home. It has ranked for years among the best-selling master-planned communities in the country.
For buyers, it's brand-new, current-code construction at a range of price points, ten to fifteen minutes from Venice's Gulf beaches — a planned-community lifestyle with retail, dining, and events built in, rather than tacked on.

Nokomis, on the mainland side, offers bayfront and canal homes with the same water access at an entry point below the Key. New construction here is rare and prized — when it trades, it's often off-market.

Punta Gorda Isles — PGI — is the most underrated water town on the coast: a planned waterfront community where sailboat-access canals reach Charlotte Harbor and the open Gulf, wrapped around a genuinely charming, award-winning harbor town.
New construction on sailboat canals here delivers serious water at numbers that still surprise people — minutes to the Harbor, with concrete seawalls and current-code builds.

Siesta Key & Longboat Key
Two islands, one county, very different quiet.
Siesta Key and Longboat Key are Sarasota County's two signature barrier islands, and they could not feel more different. Siesta Key is the beach town — quartz-white sand ranked the best beach in the United States by Tripadvisor, a walkable Village of open-air bars and shops, and condos and cottages packed onto a small footprint. Longboat Key, a few miles north across Sarasota Bay, is the quiet one: a single low-rise road of golf clubs, guard-gated communities and Gulf-front condominiums that runs so far north it crosses out of Sarasota County into Manatee County.
Both islands are barrier islands with genuinely limited land, which keeps inventory tight in different ways — Siesta Key on turnover of small, prized lots close to the sand, Longboat Key on its own zoning, which caps building height and density and has kept the island low-rise for decades. Buyers choose Siesta Key for the beach and the walk-everywhere pace, and Longboat Key for privacy, golf, and water on both sides of a very narrow island.

Flood zones & elevation certificates
Much of this coast’s waterfront inventory sits inside a FEMA Special Flood Hazard Area. An elevation certificate documents the lowest floor elevation against the base flood elevation for that zone — ask for the current certificate before going under contract on anything waterfront.

Wind mitigation & insurance
A wind mitigation inspection documents hurricane-resistant features, and Florida law requires insurers to offer applicable premium credits based on the results. Get one before assuming a quote.

HOA/condo docs & the milestone question
Florida requires condo and co-op buildings three stories or taller to complete a structural milestone inspection at a set building age, plus a Structural Integrity Reserve Study. Ask any association for its current milestone status and reserve funding.

Seawalls
On canal and Gulf-front property, the seawall is part of the house whether the listing mentions it or not — ask who owns it and when it was last inspected.
