1. Acceptance of these Terms

These Terms of Use ("Terms") govern your access to and use of OceanFL.com and any related pages, tools, content, forms, and the AI concierge (collectively, the "Site"), operated in connection with OceanFL, a real estate team of LoKation® Real Estate. By accessing, browsing, or otherwise using the Site in any way — including simply viewing any page — you acknowledge that you have read, understood, and agree to be bound by these Terms and by our Privacy Policy. If you do not agree, you must not access or use the Site.

We may update these Terms at any time, and your continued use of the Site after any change constitutes acceptance of the revised Terms.

2. Informational only — not advice of any kind

All content on the Site — including the Guides, the Q&A / questions library, neighborhood pages, the OceanFL Systems pages, blog articles, market commentary, and any figures, ranges, or examples — is provided for general informational and educational purposes only. It does not constitute, and must not be relied upon as, legal, financial, tax, accounting, investment, insurance, appraisal, engineering, or real-estate advice, nor a recommendation to buy, sell, or hold any property or security.

Nothing on the Site creates a fiduciary, agency, brokerage, attorney-client, or other professional relationship between you and OceanFL, LoKation® Real Estate, Sabatino Campilii, Italo Campilii, or any of their affiliates. You must obtain your own independent advice from appropriately licensed professionals (a Florida real estate attorney, a CPA or tax advisor, a licensed lender, a licensed insurer, the relevant county or municipal authority, and a licensed Realtor®) before acting on anything you read here.

3. Guides, Q&A & editorial content

The Guides and the 1,000+ Q&A entries are general educational content written to help you ask better questions. They may be incomplete, generalized, simplified, time-sensitive, or out of date, and laws, rules, ratings, taxes, insurance, flood designations, school zoning, and market conditions change frequently. We make no representation that any such content is accurate, current, or applicable to your specific situation, and you agree to independently verify anything before relying on it.

4. AI concierge ("Pearl") & automated tools

The Site offers an automated AI concierge and other automated tools. These are software, not a human and not a licensed professional. Their responses are generated automatically, may be inaccurate, incomplete, or wrong, and do not constitute advice or a binding commitment of any kind. Do not rely on them for any decision. Information you submit to the concierge or any form (including name, email, phone, and message) may be transmitted, stored, and emailed to our team and third-party service providers as described in our Privacy Policy. Do not submit sensitive personal, financial, or confidential information.

5. Home valuations & estimates

Any "valuation," "what's your home worth," or similar request is an offer to have a licensed Realtor® prepare a complimentary, non-binding comparative market analysis (CMA). It is an opinion, not an appraisal, not a guarantee of value or sale price, and not an automated estimate. Only a licensed appraiser can provide an appraisal.

6. Real estate disclosures

OceanFL is a marketing brand and real estate team operating under LoKation® Real Estate (the brokerage). Sabatino Campilii is a licensed Florida Real Estate Sales Associate (License #SL3363040) and provides all licensed real estate services, representation, pricing, and negotiation. Italo Campilii is the founder of the marketing and technology behind OceanFL and is not a licensed real estate agent; he does not provide real estate, price, value, legal, or tax advice.

Any property descriptions, price bands, "sample," or "illustrative" examples shown on the Site are not active listings, not offers, and not available inventory, and may not be accurate or available. No live MLS/IDX listing data is displayed on the Site unless and until the brokerage of record has authorized an IDX feed and the required attribution, MLS logo, and last-updated timestamps are in place. All real estate is subject to the Federal Fair Housing Act and Florida fair housing law. OceanFL is an Equal Housing Opportunity provider.

7. OceanFL Systems / technology services

OceanFL Systems describes custom software, automation, and AI development and marketing services. It is a technology and marketing offering — it is not a real estate brokerage and does not provide licensed real estate advice. Any outcomes, metrics, dashboards, or capabilities shown are illustrative and not guarantees of results.

8. No warranties

THE SITE AND ALL CONTENT, TOOLS, AND SERVICES ARE PROVIDED "AS IS" AND "AS AVAILABLE," WITHOUT WARRANTIES OF ANY KIND, EXPRESS OR IMPLIED, INCLUDING WITHOUT LIMITATION WARRANTIES OF MERCHANTABILITY, FITNESS FOR A PARTICULAR PURPOSE, TITLE, NON-INFRINGEMENT, ACCURACY, OR THAT THE SITE WILL BE UNINTERRUPTED, SECURE, OR ERROR-FREE. WE DISCLAIM ALL SUCH WARRANTIES TO THE FULLEST EXTENT PERMITTED BY LAW.

9. Limitation of liability

TO THE MAXIMUM EXTENT PERMITTED BY LAW, IN NO EVENT WILL OCEANFL, LOKATION® REAL ESTATE, SABATINO CAMPILII, ITALO CAMPILII, ACROMATICO, OR ANY OF THEIR OWNERS, MEMBERS, AGENTS, CONTRACTORS, OR AFFILIATES (THE "RELEASED PARTIES") BE LIABLE FOR ANY INDIRECT, INCIDENTAL, SPECIAL, CONSEQUENTIAL, EXEMPLARY, OR PUNITIVE DAMAGES, OR ANY LOSS OF PROFITS, DATA, GOODWILL, OR OPPORTUNITY, ARISING OUT OF OR RELATED TO YOUR USE OF (OR INABILITY TO USE) THE SITE OR ANY RELIANCE ON ITS CONTENT, EVEN IF ADVISED OF THE POSSIBILITY OF SUCH DAMAGES. THE RELEASED PARTIES' TOTAL AGGREGATE LIABILITY FOR ANY CLAIM RELATED TO THE SITE WILL NOT EXCEED ONE HUNDRED U.S. DOLLARS ($100).

10. Assumption of risk & release

You use the Site and any of its content, tools, or the AI concierge entirely at your own risk and on your own judgment. To the fullest extent permitted by law, you hereby release, waive, and discharge the Released Parties from any and all claims, demands, damages, liabilities, costs, and expenses (including attorneys' fees) of any kind, whether known or unknown, arising out of or in any way connected with your access to, use of, or reliance on the Site or its content.

11. Indemnification

You agree to indemnify, defend, and hold harmless the Released Parties from and against any claims, losses, liabilities, and expenses (including reasonable attorneys' fees) arising out of or related to your use of the Site, your violation of these Terms, or your violation of any law or the rights of any third party.

12. Intellectual property

All content on the Site — text, articles, Q&A, graphics, logos, design, and software — is owned by or licensed to OceanFL / Acromatico and is protected by intellectual-property laws. Licensed stock imagery remains the property of its licensors. You may not copy, reproduce, scrape, republish, or create derivative works from the Site without prior written permission, except for normal personal, non-commercial browsing.

13. Third-party links & services

The Site relies on and may link to third-party services (including Cloudflare, Anthropic, Cal.com, Twilio, Resend, and Google Translate). We do not control and are not responsible for the content, availability, accuracy, or privacy practices of any third party. Use of those services may be subject to their own terms.

14. Governing law & disputes

These Terms are governed by the laws of the State of Florida, without regard to its conflict-of-laws rules. You agree that any dispute arising out of or relating to the Site or these Terms will be resolved exclusively in the state or federal courts located in Florida, and you consent to personal jurisdiction and venue there. Any claim must be brought within one (1) year after it arises, or it is permanently barred. You and OceanFL each waive any right to a jury trial and to participate in any class or representative action.

15. General

If any provision of these Terms is held unenforceable, the remaining provisions remain in full effect. These Terms, together with the Privacy Policy, are the entire agreement between you and OceanFL regarding the Site. Our failure to enforce any provision is not a waiver.
